Hallmark Development and Realty and Destination Properties LLC specialize in the development of new commercial real estate ventures, primarily hotels and retirement living facilities for active senior citizens (long-term stay senior 'hotels'). We have found that these communities for active, independent seniors are in high demand. Our own research shows that the warm southern and western states and particularly resort areas would benefit greatly being home to such a facility.

We have also found that Redevelopment Agencies are generally highly favorable of such facilities and often willing to grant financial assistance to ensure their development. A 180-unit property would raise $25 million, with development costs and assessed value of approximately $20 million. Such an assessed value would generate about $200,000 per year in property taxes. In addition, the development of this type of facility would generate approximately 40 employment opportunities and increased housing availability.

Destination Properties and Hallmark Development currently have seven Hallmark Garden projects in development or under construction in California.


Project Description

Our first class, carefree retirement community eliminates the obligations of home and property maintenance for seniors who want the freedom to spend their time living life to the fullest among a community of friends.

Hallmark Gardens offers a resort style living environment with a choice of well appointed studio, one and two bedroom residences (rented at market rates), personal storage, gracious garden, deck and patio areas including gardening areas for the consummate gardener, biking and walking trails, pet park, secured parking, computer center with high speed internet access, library, beauty/barber shop, complimentary state of the art laundry facilities, fitness center with whirlpool, on site health center, deluxe pool and spa, elegant lounges with fireplaces, personal dining room and activity rooms for social events, cards, music, community gatherings and equipped with a large screen television. Waiters and waitresses serve in the elegant dining room or on the patio offering three meals daily featuring varied cuisine menus. A cappuccino café offers addition dining and a small gift shop.

Other amenities and services offered by Hallmark Gardens are weekly housecleaning and linen service, complimentary no host weekly social, pharmacy services, weekly banking service, diverse recreational/cultural activities, creative/educational classes and seminars, transportation options, senior advocacy center, on site spa services, volunteer coordinator, and concierge to plan special dinners, parties, and trips.

This property would be an all-inclusive resort intended for very active, self-reliant seniors aged 55 years and older who are financially independent. It is expected that residents will be comprised of mostly single women and men with about thirty-percent (30%) couples. As this type of community does not provide assisted living, the residents are active adults who will support businesses in the community, especially retail and commercial stores, golf courses, arts and entertainment venues. Approximately forty-percent (40%) own their own vehicles. The residents are healthy seniors who prefer neither to cook for themselves nor drive. Our residents traditionally frequent movie theatres, grocery stores, churches, medical facilities, pharmacies, libraries and similar facilities so proximity to these is a definite plus. They enjoy volunteering in their community as they feel that where they live is their home.

Development Team

The development team is an ensemble of professionals within the commercial real estate development industry brought together for a common goal: the successful development and joint long-term ownership of various commercial real estate ventures including hotels, active retirement living facilities, gas stations, apartment buildings and office buildings.

The following is a description of each of the development team entities, and the roles that they play in the development. Each of these entities injects the proceeds of their services in exchange for ownership in the subject project.

Hallmark Development & Realty Corporation
Hallmark Development and Realty Corporation, headed by Nick Hayhurst and Tim Reuter, is the project team coordinator, responsible for coordinating all aspects of the project including site locations, purchase negotiations, partnership development, financing, construction, prototype planning and design, permitting, franchising, and management. Hallmark specializes in market research, project cost calculations, financial projections and value estimates.

Destination Properties LLC
Operational design, pre-opening and operating responsibilities are contributed by Michael Bullis, President of Destination Properties, LLC. Michael brings first-hand management and design experience to the development team. As part of the operational design, Michael specializes in determination of property configuration, amenities, layout, decorating, marketing, staffing and operations. It is his objective to maximize business opportunities through efficient operational design based on the needs of targeted customer markets. Notable properties Michael has been responsible for include the 1200-room Disneyland Hotel, the famed 700-room Los Angeles Biltmore, 235-room Claremont Resort Hotel and Spa and the 500-room Registry Golf Resort and Spa.
